Architects Eva Nõmm-Vaga and Kaur Talpsep, from the architectural firm KAUSS, have harmonised the prominent contemporary appearance of Wismari 23 with the stately milieu of Kassisaba. The building stands out with its contemporary style timber cladding, a rolled sheet metal roof with intriguing shapes, spacious rooftop terraces and other special design elements.
SIX UNIQUE APARTMENTS
There are only 6 apartments in the Wismari 23 apartment building. Each apartment has its own distinctive and unique floor layout and style. The upper floors include three two-storey apartments, where bedrooms are located on the bottom floor and living rooms on the top floor, with access to terraces and the ceiling height of up to four metres. Carefully planned apartments are complemented by the natural and timeless interior design solutions created by interior architect Eeva Masso and Swiss quality sanitary ware.
The building design places particular emphasis on the soundproofing of apartments. The building’s floors are from massive monolithic concrete, onto which a special insulation layer has been installed to absorb the sound of footfall. Exterior walls, walls between apartments and walls located next to the stairwell are constructed from thick hollow blocks filled with concrete. The building has triple-glazed windows on wood frames. The interior walls of apartments are made of double gypsum lath, mounted on a metal frame that is filled with mineral wool insulation. The interior doors of apartments have better soundproofing than standard doors. This is especially true in the bedrooms, since the doors there have doorsills, which improves the soundproofing between rooms notably.
ENERGY EFFICIENT AND PLEASANT INDOOR CLIMATE
To ensure a pleasant indoor climate and energy efficiency, all homes at Wismari 23 are equipped with an apartment based heat-exchange ventilation system, water underfloor heating and triple-glazed wood frame windows. The building has a Class B energy efficiency rating.
SECURE UNDERGROUND GARAGE
Parking at Wismari 23 is in a secure and warm underground garage. The courtyard gate and garage door can be opened via mobile telephone or remote. Each parking space is equipped with a socket associated with the respective apartment’s electricity metre.
